Has Flood Zone Remapping Reduced The Value Of Your Property?

The flood zone designation in which your property has been placed is one of the most important factors influencing its value. The Federal Emergency Management Agency's 2013 nationwide revision of flood maps, which raised the Base Flood Elevation by an additional two or more feet, has had a significant adverse effect on property values all over the country.



If remapping now shows your property in a Special Flood Hazard Area (SFHA), a property assessment will almost certainly show a reduction in value. An SFHA designation also means you may have to purchase costly flood insurance; properties with federally insured mortgages or equity lines are required by law to have FEMA-provided insurance, which can cost up to $4,000 or more per year. In fact in many cases the cost of mandated flood insurance is actually greater than the amount of local real estate tax on the property.

In addition, if the town or city in which your property is located is participating in FEMA's National Flood Insurance Program, you will be subject to laws and ordinances that may curtail or prevent any major construction or improvements to your property.

If you believe your property has been incorrectly remapped into an SFHA designation, your only option for relief is to submit a Letter Of Map Amendment, or LOMA, to FEMA. My husband and I are newly married, and we have finally decided that it is time for us to purchase our very first home together. The list will help keep you on track, and will also stop you from making any rash decisions, as well.

Almost all of us want to have investment in life and they put their money on lands, jewelry and gold to ensure that someday they will reap the fruits of their investment. It’s normal for a person to think of investing on tangible things because he thinks that it’s one of the ways of preserving your money. I also want to invest my money on some small farmlands in my Mom’s hometown if ever I’ll have a chance to allot some funds for it. I want to invest in that town and who knows we might decide to live there so we can enjoy the peaceful living in the province where time seems to be slower than that of the city. I want to rest from the hustle and bustle of the city near us and take some time off to enjoy the beauty of the nature.

Anyway just like my MIL who is currently living in the town village where you can see a clear view of the mountains I also dreamt that someday we’ll be able to have a vacation house that we can go to every weekend to have a break from the everyday routine of our life here. So I’m wondering what it’s like to live in the valley or near it. My friend loves searching through lands in peaceful villages because he also wants to have a land that he can call his own when he grows old. I helped him with searching and found that Harrisonburg real estate  focus on selling land, farms and homes in the Shenandoah Valley. They offer help in finding out properties for sale in Harrisonburg Virginia and Shenandoah Valley by listing the most recent Shenandoah Valley lands, homes and farms up for sale. With property search and my home finder searching would be just as easy.

Will She Invest?

It’s getting hot again and doing some tasks here in my room seems to exhaust me. I’ve done with visiting several sites and happy that I spared some of my time for it. My PC failed me an hour ago when I was waiting for some opportunities; it hanged on me just in time for the release of assignments. I think I should have checked my PC before when I had the same problem a month ago. I can’t help feeling so frustrated because I’ve waited patiently then my PC stopped reading.

Since I’ve always been with my PC for almost the whole day I felt the same way as when a friend let me down. Since I lost my excitement now I’ll just finish this post and check the Palm Springs real estate which was requested by my friend. I just don’t know what she’ll do with the information gathered. Will she invest or just visit the place?

Some Foreclosures

I was having my lunch when I was asked by a friend who regularly reads my blogs if I know a place that she can go to for a vacation. Of course I know many because I’ve been writing them here and in my other sites. For my friend I should search for the best and most affordable also as she don’t want to spend a lot of money on this vacation. I was browsing the net when I chanced upon this Outer banks foreclosures which caught my attention for minutes and I read the whole page. Well it’s not that I want to buy any foreclosed property I’m just interested with the news in case one of my investor friends would want to throw some money into it. Just a thought really!
